At Byron Property Inspection, Inc., our inspection services are completed with integrity. Services start at $370 and abide by both ASHI and InterNACHI Standards of Practice (SOP). Our inspections entail a non-invasive walkthrough assessment of a residential or commercial property and provide clients with invaluable information about the property’s condition and repair or maintenance needs.

During a Buyer’s Inspection, we make sure our client is making well-informed decisions about their home purchase. We find the damages or defects in the home that may have been overlooked, saving buyers money on costly repairs that would make themselves apparent after purchasing.
During a Pre-Listing Inspection we find a home’s strengths and weaknesses so a seller can be open and honest about the property with potential buyers. This information also allows sellers the option to make repairs before listing, increasing their negotiating power and making the home more appealing.
New Construction Inspection
During a New Construction Inspection, we search a newly built home to find any oversights made during the building process. This inspection is completed before the final walkthrough, giving builders the advantage of being able to address any issues or defects beforehand.
New Construction Phase Inspections
Each phase of the construction process should be complete and defect-free before moving on to the next. During New Construction Phase Inspections we visit the construction site after each phase to evaluate the work done thus far.
11th Month Warranty Inspection
Most newly-built homes are sold with a one-year warranty that protects the new owner from having to pay for constructional defects. Some of these issues may be difficult for a new homeowner to notice or find on their own. During an 11th Month Warranty Inspection we find these defects for you so you can request repairs before the warranty period expires.
For insurance purposes some individuals may need a 4 Point Inspection of significant areas rather than the entire property. The roof, HVAC system, plumbing system, and electrical system are included in this inspection.
Loan Draw Inspection
With certain kinds of loans many lenders will require periodic Loan Draw Inspection reports. This provides the lender with assurance the work is progressing as projected.
After a Buyer’s Inspection the seller and buyer will agree on what repairs need to be made to the home before closing a deal. During a Re-Inspection we revisit the home to check that all new changes were completed as agreed upon.
Just like residential home buyers, commercial property buyers should also have inspections prior to closing. We inspect commercial properties, excluding heavy industrial or manufacturing equipment.
Termite Inspection/WDO (Wood Destroying Organisms)
Early detection is the key to avoiding expensive damage by termites and other invasive pests. For your convenience, we can schedule a Termite/WDO inspection when you schedule other services. We subcontract this service to a trusted third party.
Sewer Scope Inspection
Learn the condition of the property’s plumbing fixtures as they connect to the waste lines. For your convenience, we can schedule a video camera inspection of the sewer pipe from the house to the city sewer. We subcontract this service to a trusted third party.
Environmental Hazard Inspections
Radon is a naturally occurring radioactive soil gas that can accumulate in buildings and build up to levels dangerous to humans. The USEPA ranks radon exposure as the second leading cause of lung cancer in the USA, but the invisible and odorless gas can’t be detected without proper testing. When you order this service, we will conduct testing in accordance with USEPA protocols.
Mold growth in the home can damage surfaces, indicate moisture intrusion, and lead to health issues such as allergic reactions or worse. When you order this service, we will thoroughly inspect and test a home for signs of moisture or mold growth so the problem can be remedied.
